Fall 2023 Newsletter



Congratulations to Michelle Stephens and Howard Kim who were recently married.  We also have to say goodbye to them as they move to a different more accessible home where Howard's father is able to come live with them.  We wish you the best in your marriage and hate to see you go.

  

Cluster Cleanup:  Cluster cleanup will be Saturday, October 21st, rain date the following weekend.

A few suggestions:

  • We would really like to have someone volunteer to paint the swing set poles and crossbeam.

  • There is always trash to be picked up (especially down the front on South Lakes Drive and Colts Neck Road, and along the path which cuts through the cluster)

  • Parking lot gutters need to be cleaned.

  • Drainage areas need to be kept open.

  • Ivy to be pulled off trees.

  • Remember any lawn debris must be bagged in brown paper bags or cut, bundled and tied in lengths of no longer than 4 feet.  



Treasurer's report:  By the time you receive this newsletter the annual meeting will have taken place.  As all owners have seen due to the high cost of our expenses, the Board was suggesting that dues be raised to $355 per quarter.  That decision will have been voted on at the annual meeting.  If you have your checks automatically sent by your billpayer service please be sure you know the correct amount for 2024.

 

Parking issues:  The Board is receiving complaints about cars parked in our lots that are not

in complaisance with the parking rules.  We are giving everyone fair notice that beginning the first of the year enforcement of these rules will begin to take place.  This could include towing the vehicle in violation without further notice of the violation or removal of the vehicle.  All cars parked regularly in our parking lots need to have current Virginia license plates mounted on proper mounting plate areas (e.g., bumpers and tailgates – not dashboards or back cargo areas) with current registration and safety inspection stickers.  Additionally, all resident vehicles should be reported to the board as resident vehicles on the form provided during move-in and updated annually thereafter.  The law requires that all vehicles housed in the county must display current Virginia tags within 30 days of move in and register with Fairfax County within 60 days.  Exceptions are those in active military service stationed in Virginia, and non-resident students enrolled as full time students in an accredited institution of learning in Virginia.  Our parking rules in Section 1 state in part as follows:

All vehicles of residents must be in conformity with the laws of the State of Virginia and the County of Fairfax and must display current Virginia State tags and a current Virginia State inspection sticker. 

Unless you have already received a violation letter from the Board due to a specific complaint, we are giving you plenty of time to get your vehicles in compliance with current state license plate stickers and inspection stickers before checking all vehicles for compliance.


Reminder:  Trash should not be put out prior to dark the night before pickup.  This includes yard waste.  Times are getting earlier due to the time of the year.  Regular trash is picked up on Mondays and Thursdays, recyclables on Wednesdays and until Christmas day yard waste is picked up on Saturdays.  After Christmas yard waste will go to regular trash days, preferably Thursdays until yard waste season resumes.  We will let you know when that is (believed to be the end of March with Patriot Disposal).   With the exception of recyclables, normally our trash, including yard waste, is picked up early in the mornings.  Our trash company wants to remind us that many things are not recyclable and some of our recyclables are containing these items.  Specifically clam shell plastic containers from the grocery store, butter cups, yogurt cups, items that are not jugs or plastic bottles without a neck, etc. are not recyclable.  These must go in your trash.  The flyer is enclosed with this newsletter on what is currently recyclable.  Trash cans can only be left in front yards if screened from view.  All trash cans should have a lid on them.

  • October 4, 7:30 p.m. Annual meeting at Hunters Woods Community Center.  No board meeting.

  • November 15, 7:00 p.m. 2129 Colts Neck Court 

  • December – normally no meeting unless required by events.
