Recent HOA Violations

As mentioned in the physical newsletter, Debbie has compiled a list of recent violations found by Reston Association on inspections for sales (updated 4-3-26), which has been reproduced here for the convenience of the community.
Maintenance Violations
Brick – discolored – the brick is discolored and requires cleaning (one showed vines on the brick that needed to be removed); Some of these were party element violations with the neighbors (Note 1)
Brick – on property and party element – the brick in the front location is discolored and must be cleaned; the brick in the rear location shared is discolored and must be cleaned (Note 1)
Cables and Wires – Dangling or Detached (Rear) – The cables and wires in the rear location are dangling or detached and must be completely removed, or concealed by architectural elements, and/or securely fastened in straight/horizontal/vertical path(s).
Color violations are under design violations.
Deck - Front and/or back decks discolored and requires cleaning and/or paint/stain in conformance with Design Review Board approved cluster standard color palette for Fairgreen Cluster
Deck – Ground Level – discolored, faded, peeled or weathered (front) The deck/stoop in the front location is weathered and discolored and must be cleaned, properly repaired and uniformly stained in conformance with the Design Review Board color palette for Fairgreen Cluster (Note 2)
Down spout extensions visible and encroaching. – exposed to view. Completely remove downspout extension, conceal the down spout extension with non-invasive vegetation, or bury the downspout extension in a manner that redirects water flow does not detrimentally impact any adjacent property SEEMS TO BE IN ALL OF THEM IN 2025 WITH THEIR NEW GUIDELINE FROM JUNE, 2025. There was similar language in one picked up in 2022.
Fence – weathered – on property – The fence in the rear location is weathered and discolored and must be cleaned, properly repaired and uniformly painted in conformance with the Design Review Board approved color palette for Fairgreen Cluster. (Note 2)
Fence – discolored or weathered – fence, including the gate, in the rear location is discolored and requires cleaning and paint/stain; another fence showed vines as well as being discolored and needed cleaning, repair and paint/stain in conformance with the Design Review Board approved cluster standard color palette for Fairgreen Cluster; another – fence shared with #### is discolored, peeled and warped and requires cleaning, repair and paint/stain in conformance with the DRB approved cluster standard color palette for Fairgreen Cluster. (Notes 1 and 2)
Fence post leaning and must be straightened
Lights – Decorative – discolored, rusted, or weathered (front) – The decorative light in the front location is discolored and must be cleaned
Patio – Heaving – the patio is heaving and requires repair or a reset/leveling
Radon pipe – the radon pipe on the side location is peeled and requires paint/stain
Railing – Weathered, Peeled – The railing is weathered and peeled and requires repair and paint/stain in conformance with the Design Review Board approved cluster standard color palate for Fairgreen Cluster
Refuse and debris on front porch; another Refuse and debris at the rear; another Refuse and debris exposed to view. All required removal or be properly stored in conformance with Use and Maintenance Standards Resolution 3 – Refuse and Debris
Retaining wall, cracked, rotted, discolored timbers – need cleaning, repair, paint/stain or replacement
Roof – especially in the rear location, is discolored and has vegetation growing upon the shingles and requires cleaning
Roof Flashing – cracked, faded or peeled (on property, party element) The metal roof flashing on the property shared with #### is faded and discolored and must be cleaned and uniformly painted in conformance with the Design Review Board approved color palette for Fairgreen Cluster; the metal roof flashing in the front location shared with #### is faded and discolored and must be cleaned and uniformly painted in conformance with the Design Review Board approved color palette for Fairgreen Cluster (Notes 1 & 2)
Siding – discolored or weathered – tracings on property – The siding on the property is discolored and has vine tracings or is weathered and requires cleaning, repair and/or paint/stain or replacement in conformance with the Design Review Board approved cluster standard for Fairgreen Cluster Association (Note 2)
Screen – HVAC Enclosure – discolored, warped – The HVAC enclosure in the front location is discolored and warped and requires cleaning and repair and/or paint/stain in conformance with the Design Review Board approved cluster standard color palette for Fairgreen Cluster
Skylight – Discolored, peeled – The skylight on the property is discolored and peeled and requires cleaning and paint/stain in conformance with the Design Review Board approved cluster stand color palette for Fairgreen Cluster (This particular skylight was not ordered in the required bronze color so often needs painting.)
Trim – Discolored Faded, Peeled (on property, party wall element) – The door trim in the front location is rotted and peeled and requires repair and paint/stain in conformance with the Design Review Board approved cluster standard color palette for Fairgreen Cluster (Note 2)
Trim – the metal flashing in the rear location shared is discolored, faded and peeled and requires cleaning and paint/stain in conformance with the Design Review Board approved cluster standard color palette for Fairgreen Cluster (Note 1 & 2)
Trim – Cracked or Faded (on property, party element) The metal trim capping on the property shared is faded and discolored and must be cleaned and uniformly painted in conformance with the Design Review Board approved color palette for Fairgreen Cluster (Note 1 & 2)
Trim – chimney – the metal trim on the chimney location is peeled/discolored and must be properly repaired and uniformly painted in conformance with the Design Review Board approved color palette for Fairgreen Cluster (Note 2)
Trim – Rake – discolored or weathered – the rake trim on the side location is discolored and inconsistently painted/stained and requires paint/stain
Trim – Wall Cap – Faded, Inconsistent (Front and/or Rear Party Element – The metal wall cap in the front location (or back location) shared with ### is faded and inconsistently painted/stained and requires paint/stain in conformance with the Design Review Board approved cluster standard color palette for Fairgreen Cluster. If painting or staining is required as part of a maintenance repair, any partial repair(s) must be made in a seamless and uniform manner on all elevations. Please do not undertake repainting or restaining unless your current colors agree with what RA has on record or you have received the DRB approval to change a color.
Vent – Peeled (or Rusted) The vent cover in the front location is peeled and requires repair, paint/stain, or replacement. If painting or staining is required as part of a maintenance repair, any partial repair(s) must be made in a seamless and uniform manner on all elevations. Please do not undertake repainting or restaining unless your current colors agree with what RA has on record or you have received the DRB approval to change a color.
Walkway – discolored, warped, or weathered (front), the Walkway in the front location is discolored and must be cleaned.
Design violations:
Deck lights – Quantity are unapproved and not in conformance with the Design Guidelines. Remove the excess lights and repair surfaces where attached. (We have found out you can apply for more deck lights.)
Colors on Property (Design violation) – The color(s) (inconsistent trim color) on the property is unapproved and not in conformance with the Design Review Board approved standard color palette for Fairgreen Cluster and not in conformance with the Design Guidelines. Uniformly paint all trim (Window Trim, Fascia, Flashing, Rakeboard(s) the same color to conformance with the Design Review Bord approved standard color for Fairgreen Cluster. Please contact your advisor before beginning work. (Note: this end unit owner had recently replaced a side window due to rotting boards around it. The color was a close match for the other trim colors [original since the house had been sided over 30 years prior]. RA decided it did not exactly match and made them paint all the trim which had faded over time.
Fence – the fence modification (downspout extension) on the side location is unapproved. Completely remove the downspout extension and seamlessly repair the fence in conformance with the design Review Board approved standard fence for Fairgreen Cluster – the fence modification (downspout extension) on the left side location is unapproved

(Note 1) For party wall elements, this language is used: If any element(s) listed, they are shared with your neighbor(s). The maintenance of this element(s) is a joint and equal responsibility between you and your neighbor(s), who will also be notified. You may wish to work together on the needed repairs. If the issue is on your side only or is an element that enclosed your house only, your neighbor has already maintained their side and you are encouraged to promptly do the same. Per Deed Section VII.4(b), each owner shall have an easement of ingress and egress over that portion of the Property necessary for the repair and maintenance of the party wall or fence.
(Note 2) If painting or staining is required as part of a maintenance repair, any partial repair(s) must be made in a seamless and uniform manner on all elevations. Please do not undertake repainting or restaining unless your current colors agree with what RA has on record or you have received Design Review Board approval to change the colors.
