Last year in an effort to get rid of some trip hazards the Board contracted with JES
Foundation Repair to raise some slabs of the main sidewalk on South Lakes Court. Individual slabs of concrete had a small hole drilled in them and a liquid which turned into a Styrofoam substance was injected under the concrete. This raised the slab and they were able to tilt some for better runoff of water. Not all slabs could be done due to a bind in one area and one slab of concrete was cracked which they sealed. Tree roots and many of us diverting water away from our homes has led to some slabs of the sidewalk moving. The work they did on South Lakes Court has held and it allowed for places where mud and ice formed to disappear.
At the annual meeting this past week two options were presented to the membership for similar work on Colts Neck Court. There is much more concrete there and a greater amount of work. The membership voted to have JES perform the same type of work on Colts Neck Court and to include in our bids for work connected with the parking lot repairs next year sidewalk repairs on slabs of concrete that are actually cracked. The JES work has a 5 year warranty.
We are about to sign the contact for the work on Colts Neck Court. There is normally about an 8 week lag in them being able to do the work, but we could be moved up a couple of weeks as a repeat customer. JES will only do specified slabs that were determined in a walk through on Colts Neck Court last week. They will not adjust any sidewalks going to a home from the main walk and they have pointed out some that it would help if they were adjusted at that time. Since some residents expressed a desire to have similar work done on their walks and requested we see if this was possible, Jenni did contact JES with that request.
Our inspector was Arturo Grandon with JES. His contact information is Arturo.grandon@jeswork.com. Phone 240-705-4577.
Arturo advised that individual homeowners should email him directly so that he can accept paying individually, and work with them along with our project. If you wish to have your walks leveled, especially where they meet the main walk, please contact Arturo as soon as possible, preferably by the end of the week of October 11th so that you can sign up with JES and arrange for payment.
If you want your walks replaced, once we choose a company for the work next year, we will let you know so you can individually contract with them for your sidewalk repairs.
